Thank you for applying! We strive to process all full and complete applications within 1 – 4 business days, however, we are allowed by law to approve the application within 14 days. To avoid delays, best practice is for you to complete the application and submit all requested documentation at the same time. For leasing with multiple tenants, please have all applicants complete their applications at their earliest convenience to avoid group delays. Please note, each applicant 18 years of age and over must submit a rental application. There is a non-refundable application fee of $55.00 regardless of the outcome of the application. Cosigner(s)/Guarantor(s) are also responsible for submitting a full and completed application along with the application fee as the same rules apply. We strongly prefer one cosigner per lease to have a 700+ credit score and have higher income than the applicant.
RENTER'S CRITERIA
Requirements when applying:
IMPORTANT – PLEASE READ. Any and all applicants must meet the (1) renter’s criteria qualifications, (2) have viewed the requested property either by virtual or in-person showing or knowingly applying without viewing the property (highly not recommended), and have (3) completed the renter’s application If any or all of these requirements are not met, your application(s) may be denied and not accepted.
- A $55.00 Credit Check/Background Check Fee for every person 18 years and over that will be residing on the property.
- Credit Score 600 or better depending on the property as it varies.
- 4 most recently officially issued paystubs or 2 months of recently officially issued proof of income by a legally established and recognized business entity by the operating state/country (to qualify you must make 2.5x the rental amount per month) and/or two most recent tax returns and/or statements. Management reserves the right to properly review all employers’ authenticity and legal establishment as well as documentation provided by the applicant(s). Must provide full legible documentations (no screenshots and/or any other forms not accepted by the discretion of Management).
- 2 months of recently issued checking/savings account(s) bank statements showing a steady average balance to show strong financial accounts. Management reserves the right to properly review all financial institutions’ authenticity and legal establishment as well as documentation provided by the applicant(s). Must provide full legible documentations (no screenshots and/or any other forms not accepted by the discretion of Management).
- Provide one year of rental history information and verified by former landlords/management.
- Management only accepts active/current United States government federal/state issued Identification Card/Driver’s License, valid government issued photo I.D. or US or foreign government officially issued passports, or any other forms that Management deems worthy/sufficient to meet requirements.
- All applicant(s) completed the Rental Application and must meet all requirements stated by the policy of Management and/or any other requests from Management.
- No records of bankruptcies or evictions. This will be carefully reviewed and determined based upon each city’s ordinances if there is any or else referred to state law or else at the discretion of Management. Management reserves the right to review all cases/scenarios along with proper documentation and its discretion to determine qualification per applicant or as a whole group of applicants.
- No recent felony charges, high crimes, or voluminous criminal records. This will be carefully reviewed and determined based upon each city’s ordinances if there is any or else referred to state law or else at the discretion of Management. Management reserves the right to review all cases/scenarios along with proper documentation and its discretion to determine qualification per applicant or as a whole group of applicants.
- Signed employment verification. Please inform your employer to verify the requested information at their earliest convenience to process your application in a more timely manner. Any delays on verification can and will impact your application’s final determination. All documentation provided by your employer must be legible, including, but not limited to officially issued documentation with proper logos and authenticity.
- Rental history verification. Please inform your landlord to verify the requested information at their earliest convenience to speed up the process of your application. Any delays on verification can and will impact your application. All documentation provided by your landlord/management must be legible, including, but not limited to officially issued documentation with proper logos and authenticity.
- If applying with other roommates 18+, all roommates must have viewed the rental before being approved as we do not want to approve applicants that have not viewed the property. This is to prevent delay in making a final group decision to accept if we approve your applications.
